Median Sales Price: $380,000 (↑ from $378,788, +0.3%)

Average Sales Price: $500,545 (↓ from $506,279, -1.1%)

% of Original List Price Received: 95.9% (↓ from 97.3%, -1.4%)

Inventory: 1,439 homes (↑ from 969, +48.5%)

Months Supply of Inventory: 4.5 (↑ from 2.9, +55.2%)

 

 

Market Insight: Inventory continues to build while prices hold steady.

Buyers have more breathing room here than we’ve seen in years.

Average Sales Price: $483,149 (↓ from $503,310, -4.0%)

Months Supply of Inventory: 5.2 (↑ from 3.1, +67.7%)

 

 Market Insight: Activity has cooled significantly in Bryan County.

Market Insight: Liberty County continues to soften, with fewer buyers in play and longer market times.

That said, sellers are still commanding close to asking price — if the home is priced right and well-maintained.
